First-Time Homebuyers in Niagara: Everything You Need to Know Before Buying Your First Home

Buying your first home is exciting, but knowing where to start can make all the difference!

If you're thinking about purchasing your first home in Niagara Falls or the surrounding Niagara Region, you probably have plenty of questions.

How much can I afford? How much money do I need for a down payment? What happens when I find a home I love? And what if I make a mistake?

These are all great questions, and you're certainly not alone in asking them.

I've been helping buyers and sellers throughout Niagara since 2003, and one thing I've learned is that the more you understand about the buying process, the more confident you'll feel when it's time to make a decision.

Let's walk through some of the most important things every first-time buyer should know.

    1. Find Out What You Can Comfortably Afford

Before you start scrolling through listings or attending open houses, your first step should be understanding your budget.

I always recommend speaking with a mortgage professional to get pre-approved before beginning your home search.

A pre-approval will help you understand approximately how much you may qualify to borrow, what your monthly payments could look like, and what price range makes sense.

But here's something important to remember.

Just because the bank says you can afford a certain amount doesn't mean you need to spend it!

You'll also want to consider property taxes, utilities, insurance, maintenance, and everyday living expenses.

Your first home should be something you're excited about, not something that leaves you financially stretched every month.

    2. Understand Your Down Payment Options

One of the biggest misconceptions I hear from first-time buyers is that you need a 20% down payment to purchase a home.

    That's not necessarily true!

In Canada, the minimum down payment for an eligible owner-occupied home is generally:

    • 5% on the first $500,000 of the purchase price.

    • 10% on the portion between $500,000 and $1.5 million.

    • 20% for homes priced at $1.5 million or more.

If your down payment is less than 20%, mortgage default insurance is generally required.

There may also be programs available to help eligible first-time buyers, including the First Home Savings Account (FHSA), the Home Buyers' Plan (HBP), and certain tax credits or land transfer tax rebates.

Eligibility and program rules vary, so it's worth discussing your options with a qualified mortgage or financial professional.

My advice: Don't assume homeownership is out of reach until you've explored your financing options.

    3. Don't Forget About Closing Costs

Your down payment is only one part of the money you'll need to purchase a home.

There are additional expenses that first-time buyers sometimes overlook.

These may include legal fees, title insurance, home inspection costs, moving expenses, property tax adjustments, and Ontario land transfer tax.

The good news is that eligible first-time buyers in Ontario may qualify for a provincial land transfer tax refund of up to $4,000.

Knowing about these expenses ahead of time will help you avoid unwanted surprises.

    4. Make a List of Your Must-Haves

It's easy to get caught up in beautiful kitchens, modern bathrooms, and professionally staged homes.

But before you start viewing properties, think about what really matters to you.

Do you need three bedrooms, or would two work? Is a garage essential? Would you prefer a bungalow or a two-storey home? How important is the location?

I encourage my buyers to separate their priorities into three categories:

    Must-haves: Features you absolutely need.

Nice-to-haves: Features you'd love but could live without.

Deal-breakers: Things that would make a property unsuitable.

Remember, you can change flooring, paint colours, and kitchen cabinets. You can't easily change the location or lot size.

    5. Look Beyond the Appearance of a Home

When you walk into a home, it's natural to notice the decorating and overall appearance.

But some of the most important features aren't necessarily the prettiest!

You'll want to consider the condition and age of the roof, furnace, air conditioning, windows, electrical system, and plumbing.

Look for signs of water damage, foundation concerns, or neglected maintenance.

A professional home inspection can provide valuable information about the property's condition and help you understand potential future expenses.

My advice: A home doesn't have to be perfect, but you should understand what you're buying before making a final commitment.

    6. Understand That Asking Price Doesn't Always Equal

    Market Value

This is something I spend a lot of time explaining to first-time buyers.

    A home listed for $499,900 isn't automatically worth $499,900.

The asking price is what the seller is requesting. Market value depends on factors such as recent comparable sales, location, condition, and current market activity.

Before making an offer, I'll review comparable properties and help you understand what the home may realistically be worth.

The goal isn't simply to buy a house.

It's to make a smart purchase at a price that makes sense.

    7. Know What Happens When You Make an Offer

Once you find a home you love, it's time to prepare an Agreement of Purchase and Sale.

This is where having professional guidance becomes especially important.

An offer includes more than just the price you're willing to pay.

It also outlines the deposit, closing date, included items, and any conditions that may be necessary.

Depending on the property and circumstances, these could include financing, a home inspection, or other due diligence.

I'll explain the terms, help you understand your options, and negotiate on your behalf.

Once your offer is accepted, we'll work through the next steps together.

    8. Prepare for Closing Day

Congratulations! Your offer has been accepted.

    Now what?

There are still a few important things to complete before you receive your keys.

You'll need to finalize your mortgage arrangements, satisfy any conditions, arrange insurance, meet with your lawyer, and organize your move.

One important tip: Avoid making major purchases or taking on new debt before closing.

Buying a new vehicle or financing expensive furniture could affect your mortgage approval.

Once the legal paperwork is complete, funds have been transferred, and the transaction has closed, you'll receive the keys to your very first home!

And that is a pretty exciting day.

    9. Choose the Right Niagara Neighbourhood

Buying your first home isn't just about the house. It's also about the lifestyle that comes with it.

Niagara offers a wonderful variety of communities, from established neighbourhoods in Niagara Falls to the small-town atmosphere of Chippawa, the beaches of Fort Erie, and the growing communities of Welland and St. Catharines.

Think about your commute, nearby amenities, recreational opportunities, and what your life might look like several years from now.

I'll help you explore different areas so you can find a community that fits both your budget and your lifestyle.

    10. Have Someone in Your Corner

Buying your first home can feel overwhelming, especially when you're dealing with unfamiliar contracts, financing requirements, and important deadlines.

    That's where I come in.

As your REALTOR®, my job is to help you understand the process, evaluate properties, negotiate effectively, and make informed decisions.

I'll help coordinate showings, research comparable sales, explain the paperwork, and guide you through the process from beginning to end.

And I want you to feel comfortable asking questions. There really is no such thing as a silly question when you're making one of the biggest purchases of your life.
