Ontario Land Transfer Tax Rebate: How First-Time Homebuyers Can Save Up to $4,000

Did you know that buying your first home in Ontario could qualify you for a land transfer tax refund of up to $4,000?

For first-time homebuyers in Niagara, every dollar counts. Between saving for a down payment, legal fees, and moving expenses, purchasing your first home can feel expensive.

Fortunately, Ontario offers a program that can help reduce your closing costs.

Here's what you need to know.

What Is the Ontario Land Transfer Tax Refund?

When you purchase a home in Ontario, you're generally required to pay land transfer tax when ownership is transferred.

However, eligible first-time homebuyers can receive a refund of up to $4,000 toward this expense.

The refund applies to qualifying purchases of both resale homes and newly constructed homes.

For homes priced at $368,000 or less, eligible buyers may have their entire provincial land transfer tax covered.

For more expensive properties, the maximum refund remains $4,000.

Who Qualifies?

To qualify for Ontario's First-Time Homebuyer Land Transfer Tax Refund, you generally must:

  • - Be at least 18 years old.
  • - Be a Canadian citizen or permanent resident, subject to certain exceptions.
  • - Never have owned a home or an interest in a home anywhere in the world.
  • - Occupy the property as your principal residence within nine months of closing.
  • - Meet the program's spousal ownership requirements.

Important: If your spouse owned a home while you were spouses, you generally won't qualify, even if your name wasn't on the property.

Unlike some federal first-time buyer programs, Ontario's land transfer tax refund does not allow you to regain first-time buyer status after several years.

How Much Could You Save?

Let's look at a few examples of provincial land transfer tax savings:

Purchasing a $350,000 home

  • Land transfer tax: $3,725

  • First-time buyer refund: $3,725

  • Land transfer tax payable: $0

Purchasing a $500,000 home

  • Land transfer tax: $6,475

  • First-time buyer refund: $4,000

  • Land transfer tax payable: $2,475

Purchasing a $600,000 home

  • Land transfer tax: $8,475

  • First-time buyer refund: $4,000

  • Land transfer tax payable: $4,475

That's money you can keep in your pocket for moving expenses, furniture, or other costs associated with your new home!

How Do You Apply?

The process is usually quite straightforward.

Your real estate lawyer can generally claim the refund on your behalf when registering the property transfer on closing day.

This means the refund can be applied directly against the land transfer tax you would otherwise owe.

If you qualify but don't claim the refund at closing, you can apply to the Ontario Ministry of Finance afterward.

You must apply within 18 months of the property transfer.

What If You're Buying With Someone Who Isn't a First-Time Buyer?

You may still qualify for a partial refund, depending on your ownership arrangement and relationship.

For example, if you're purchasing with someone who has previously owned a home, your eligibility may depend on whether you're spouses and how ownership is registered.

It's important to discuss your circumstances with your real estate lawyer before closing.
