HST New Housing Rebate: How Ontario Homebuyers Could Save Up to $130,000

Thinking about purchasing a brand-new home in Niagara? You could qualify for significant HST savings!

Many buyers don't realize that purchasing a newly constructed home is different from buying a resale property when it comes to HST.

Ontario's HST rate is 13%, but government rebate programs can help eligible buyers recover some or even all of that tax.

With changes introduced in 2026, certain buyers could qualify for up to $130,000 in combined HST relief.

Here's what you need to know.

What Is the HST New Housing Rebate?

The HST New Housing Rebate helps eligible purchasers recover some of the HST paid when buying a newly constructed or substantially renovated home.

It may apply to:

  • - Newly built houses purchased from a builder

  • - New condominium units

  • -Owner-built homes

  • - Homes undergoing substantial renovations

Generally, the property must meet the program's occupancy and other eligibility requirements.

Ordinary resale homes are generally exempt from HST, so these rebates primarily benefit buyers purchasing new construction.

How Much Could You Save?

Under the expanded 2026 programs, eligible purchasers may qualify for:

  • Up to $80,000 through Ontario's enhanced rebate of the provincial portion of HST.

  • Up to $50,000 through federal first-time buyer relief or Ontario's New Home Affordability Payment, depending on eligibility.

Combined, these programs can provide up to $130,000 in HST relief.

For qualifying homes valued at $1 million or less, the programs can effectively eliminate the full 13% HST.

Relief is also available on certain higher-priced homes, although the amounts and eligibility rules vary.

Do You Have to Be a First-Time Homebuyer?

Not necessarily!

The federal First-Time Home Buyers' GST/HST Rebate is designed specifically for eligible first-time buyers.

However, Ontario's temporary enhanced housing rebate may also benefit qualifying purchasers who have previously owned a home.

This is particularly important for buyers who are downsizing, relocating, or purchasing a newly constructed property.

Different programs have different eligibility requirements, so it's important to determine which ones apply to your situation.

What Are the Important Dates?

Timing matters when purchasing new construction.

Ontario's temporary enhanced rebate generally applies to qualifying builder agreements signed between April 1, 2026, and March 31, 2027, subject to construction deadlines and other requirements.

The federal first-time buyer rebate has its own purchase agreement and construction timing rules.

Before signing an agreement, make sure you understand whether the property qualifies.

How Do You Receive the Rebate?

In some transactions, the builder may credit eligible HST rebates directly toward the purchase price or closing costs.

In other situations, buyers must apply for the rebate after the tax has been paid.

It's essential to review your Agreement of Purchase and Sale carefully to understand:

  • Whether HST is included in the purchase price

  • Whether the builder is retaining or crediting any rebates

  • Which rebates you're eligible to receive

  • Whether additional HST funds will be required at closing

Your real estate lawyer can help clarify these important details.

My Advice to Niagara Homebuyers

When comparing newly constructed homes, don't focus solely on the advertised purchase price.

Understanding the HST treatment, available rebates, and builder's contract terms could make a substantial difference to your overall cost.

And remember, not every new home or buyer will qualify for the maximum rebate.

A little research before signing could potentially save you thousands of dollars!
